Lease Crutcher Lewis Completes Renovation at University Village

Seattle - Lease Crutcher Lewis has completed work on the 50,000 square foot renovation of the former Barnes & Noble space at University Village, subdividing into spaces for seven different tenants. Simultaneously, Lewis is completing the 28,000- square-foot tenant improvement in the building for Room & Board that will open on October 22, 2012.

Major improvements were accomplished in the midst of the busy shopping center, with other existing tenants including The Gap, Eddie Bauer, Sony, Specialty’s Cafe, InSpa, and The North Face remaining open during the eight months of construction. The renovation included new tenant-specific entry structures and façades, new common area improvements, a new roofing system and all new mechanical and electrical systems. Alongside the building, the team built a 12,000- square-foot extension of the pedestrian Promenade, which features architectural concrete, brick and granite walls and extensive landscaping.

The Room & Board build out on the second floor included a variety of new ceiling systems, the addition of exterior balconies, stone and end grain salvaged wood flooring, a brick fireplace wall and numerous interior walls and wood trim to separate the store’s display vignettes. For the nearly 1,500-square-foot grand entry, Lewis built a custom steel and stone exterior stair, elevator, escalator and stone fountain forming a waterfall and pool that runs beneath the stairs. The entrance feature flows into the pedestrian Promenade and forms a cornerstone for the building.

“The attention to detail and natural materials used in the store have been both a challenge and a pleasure,” said Bob Morrison, project superintendent for Lewis. “Everything in the store reflects the philosophy of the brand and the quality of their products.”

The team overcame several challenges during the renovation. Working within the very busy retail center with very little lay-down area and limited hours for deliveries, especially to the second floor Room & Board store, made scheduling crucial. Working with a number of different facades required precise planning and scheduling of materials and craftspeople. Between the two projects Lewis averaged 60 trades people onsite each day, increasing to over 100 in the last two months due to multiple crew shifts necessary to complete the work.

In addition to Room & Board, retailers either recently opened or opening soon as part of the overall building renovation include: Ann Taylor, Seattle Team Shop, Aritzia, Veggie Grill, Lululemon and an expansion of The North Face.
