LewisLEAN speeds the core at West 8th

The 28-story West 8th office tower had an aggressive schedule to meet the owner’s pro forma. To achieve the schedule, we had to build the concrete core not just quickly, but in record time. LewisLEAN helped us dramatically speed the core construction – and achieve our fastest-ever rates for this construction type.

Modeling the core in 3D using BIM helped optimize the size of the self-climbing Peri form, detailed embeds and block-outs, and exported the scope elements into work package drawings. Lewis worked on refinements with Peri, including designing a new interior corner brace that allowed much faster stripping of the forms.

We prefabricated the forms at Peri’s yard and then lifted pieces into place from trucks, eliminating the need for onsite staging and double-handling, both important LEAN advances.

A bigger leap forward was pre-assembling entire wall panel rebar curtains on the ground rather than high on the core. The result was cycles of five days through level 14, and often just three days for floors 15-28, an all-time record for this type of Peri system.

Safety was improved by keeping more of the work on the ground and out of the way, and reducing the handling of materials.

The result for this core was timely completion, a perfect 0.00 rate for time-loss incidents, and great value for the owner, helping West 8th win the 2009 “Office Development of the Year” award from NAIOP of Washington as well as the 2010 AGC award for Best Private Building Over $5M.
