The historic 10-story Joshua Green Building was beautifully restored, seismically upgraded, and modernized as Class A offices with retail on the lower levels. The 112,000 square foot 1912 building was partially occupied by an Office Depot store on the second level during our work. Lewis refurbished and selectively replicated many historic features, including terra cotta exterior, wood windows, the main lobby, and a stairway, looking at each piece individually to maximize preservation. Seismic improvements included brace frames, perimeter concrete walls, shotcrete shear walls, drag strut bracing, and carbon-fiber wrapping of columns. Additional project elements included a new central stair, a new alley facade, a new roof deck, and a new elevator to access the deck.
