Lewis completed this three-building apartment complex on 1.3 city blocks in the Capitol Hill neighborhood of Seattle. The six-, seven-, and eight-story wood-over-concrete buildings house 318 apartments, 159 below-grade parking stalls and 35,000 square feet of retail space. The apartments and their below-grade garages are directly adjacent to the active Sound Transit subway tunnel, including two existing station entry buildings.
Sustainability features include:
- Adjacency to light rail station, many bus stops, bike lanes and walking routes
- Nearby restaurants, groceries, pharmacies and other community resources
- Vegetated roofs, including a pea patch
- Reflective roof surfaces to mitigate heat island effect
- Locally sourced framing and sheathing, and insulation made with recycled content
- Low-VOC (volatile organic compounds) paints and adhesives
- Energy efficient solar panels on roof and appliances (dishwashers, refrigerators, and clothes washers)
- Water use reduction using high-efficiency irrigation, low-flow plumbing and drought-resistant plants
