The Project
Lewis delivered a 19-story, 462,000-square-foot Class A office tower and 850-car garage in Downtown Bellevue, overcoming schedule challenges by innovating an above-grade parking solution. The team built premium tenant amenities and achieved LEED-CS Gold, bringing speed, sustainability, and high-end value to a competitive market.

About
The team’s goal was a tight 32-month schedule from schematic design to turnover so the tower would be first to open within the cycle. During conceptual design, the team evaluated options that would minimize the below grade work while meeting the FAR limit and maximizing parking. The resulting concept placed only two levels below grade with the remainder in an adjacent above-grade garage.
