Each panel was first cast on site and later released from a slab by crane and tilted into place.\r\n\r\nStanding between 40 and 52 feet tall, the panels are being temporarily braced until the steel structure is complete. At that point, the team will begin making the final connections from the panels to the permanent building structure.\r\n\r\nNotable challenges have included optimizing the layout of the concrete panels for the most efficient tilt-up sequence, all while accounting for a large crane that would be operating and placing wall panels from inside the facility’s footprint and not from the outside.\r\n\r\nThe 700,000-square-foot project is being built on a sprawling 15-acre site, or about a quarter-mile end to end.\r\n\r\nOur teams are completing the work along a highly visible stretch of East Marginal Way adjacent to the Ash Grove cement plant. There are dozens of considerations….size of site, FAA regulations, seismic conditions, soil quality, and so on.  You can imagine that these make designing and building high rises complicated. \r\n\r\nRainier Square’s design certainly had to take all that into account.  But there is also one surprising thing that the building’s project team had to take into account:  the wind.\r\n\r\nAll day, every day, the wind batters tall buildings around the world, and they respond by swaying just like a tree. Sometimes, high-rises sway and twist. This movement is not dangerous to the building, but there’s a chance the inhabitants notice the movement, and in extreme cases, could experience motion sickness!!\r\n\r\n**So, how are these building motions accounted for?** One way is to make the structure stronger and more rigid. Another way is to adjust the aerodynamics of the building entirely.\r\n\r\nThere’s also a third way: dampers.  These are common in other parts of the world, like Chicago and Asia, but this is a first in the Northwest! In order to combat wind-induced motion at Rainier Square, Lewis built two “sloshing dampers” on the 59th floor. These are large, concrete rooms that hold thousands of gallons of water. As the building sways one way, the water exerts force in the opposite direction, “damping” the movement.\r\n\r\nMKA, the building’s structural engineer, designed the two dampers to be a specific volume and contain baffles inside that moderate the movement of the water. As a result, the movement of the water inside is “tuned” to the exact parameters of Rainer Square’s height, stiffness, wind direction and velocity, and many other data points.  When the wind blows and the tower sways, they calm that motion and reduce movement. What you’re seeing in this video is the first of several zones to be erected as part of a construction technique known as “billboarding.”\r\n\r\nThis technique is extremely useful for multi-level projects on massive sites, just like this one, because it allows multiple phases of construction to occur simultaneously.  Using this technique, the Clark/Lewis Joint Venture will fully erect one portion of the building, and then move on an adjacent zone. Rainier Square, Seattle’s second tallest building and the first in the world to use a game-changing structural system, topped out at over 850 feet.\r\n\r\nThe building’s impressive height and striking curtain wall isn’t the only thing that drew the dramatic crowd. Rainier Square features a revolutionary steel core, known as a “concrete-filled composite plate shear wall,” consisting of prefabricated steel modules that fit together like blocks, are welded together and are then filled with a high-strength concrete. As a result, Rainier Square’s structure was erected in just 10 months, eight months faster than a traditional method. **This innovative design is changing the way towers are built.**\r\n\r\nIt also means we topped out the tower on a beautiful August day, not a rainy winter day in Seattle! Lokey Science Complex. For decades, it has continued to serve as a teaching and research hub for biological sciences. It’s home to the University’s Institute of Neuroscience, responsible for groundbreaking research in brain plasticity, neural mechanics of attention shifting, the impact of psychedelics on brain function and much more.\r\n\r\nOver time, the building’s aging exterior and lack of a prominent main entrance has diminished Huestis Hall. The building’s interior mirrored the exterior’s condition, with finishes and utilities that were outdated and in poor condition. The layout of the research spaces also hindered the creation of an open, collaborative research environment. Additionally, the building no longer met contemporary standards for accessibility, MEP infrastructure, energy efficiency and seismic safety.\r\n\r\nTo transform Huestis Hall into a more resilient, modern and collaborative research facility, the University of Oregon embarked on a major renovation spanning 60,000 square feet across four stories with extensive seismic upgrades and a comprehensive overhaul of all the significant systems, including HVAC, plumbing, fire protection and electrical systems. Project design was headed by TVA Architects, with MEP design by Systems West Engineers, civil engineering by KPFF and structural engineering by Catena.\r\n\r\n**Completing seismic upgrades**\r\n\r\nLewis inherited the project from another general contractor during the demolition phase. Drawing on decades of experience and over 50 past projects on campus, including prior work in Huestis Hall, Lewis quickly adapted to the challenges, including the need for complex seismic structural upgrades, keeping basement research labs operational and managing pre-existing conditions.\r\n\r\nWhen considering how to implement seismic upgrades to the building, the project team concluded that adding shear walls would have been too disruptive to the Zebrafish Laboratory and the Lokey Laboratory in the basement.
