Lewis Integrated Delivery

The problem we seek to solve

The AEC industry loses time, money, and trust when design and construction operate in silos. Lewis Integrated Delivery aligns design, cost, and construction from day one—eliminating waste, improving flow, and ensuring the building we design is the building we deliver.

DESIGN AND CONSTRUCTABILITY

Bridging the gap.

The building industry has always struggled with coordination between designers and field teams, often leading to issues with constructability and modeling that aren't discovered until construction begins. Lewis is among the first general contractors in the Pacific Northwest to embed constructability and coordination expertise across all phases of project delivery and across all project types, scales, and delivery methods.

DELIVERING VALUE

University of Washington Innovation Hall

Lewis Integrated Delivery is not just about improving process. We’ve built a structured, scalable system that eliminates waste, provides real-time cost and constructability feedback, and ensures seamless execution within project teams.

  • Value for our field teams

Lewis Integrated Delivery is all about making their jobs easier by ensuring designs are buildable before they hit the field. The aim is less rework, fewer surprises, and a smoother path to delivering quality projects.

  • Value for owners

Lewis Integrated Delivery drives efficiency, cost certainty, and design excellence by ensuring seamless integration between design and construction. The result? Fewer surprises, lower costs, and the most efficient path to delivering their project vision with maximum value.

  • Value for design partners

Lewis Integrated Delivery ensures design intent is realized in the field without compromise. Our goal? A seamless transition from concept to construction, maximizing value without sacrificing design excellence.

Lewis Integrated Delivery

How it all works.

Lewis Integrated Delivery scales from fast-moving tenant-improvement work to multi-phase healthcare campuses. We apply the right tools at the right time where they create clarity, reduce risk, or accelerate delivery. No wasted effort, no unnecessary process.

Project Alignment
Great project teams do not wait for clarity. They charter it. We unite designers, builders, and owners at the very beginning to define vision, constraints and opportunities. Everyone sees the same priorities, the same information, and the same path forward.

What results is momentum from day one and a team that moves as one, with shared ambition, accountability, and confidence in how we will work together.

Integrated Work Plan
A project cannot flow if people cannot see the path. Our integrated work plan is a living, visual roadmap that connects design, buyout, permitting, and field priorities, so every partner knows what is needed, by when, and why.

The result? No guesswork. No surprises. No waiting for answers. Just real time clarity and coordinated effort that keeps the project advancing without friction.

Integrated Project Reviews
We don’t just review drawings. We shape them while they still shape the project.

Our experts, including logistics, VDC, interiors, MEP, accessibility, structural, and field leaders, review design in context and in sequence, surfacing issues early. The result is that every insight is tracked and owned. No blind spots. Problems are prevented instead of corrected in the field.

Lessons Learned
We don’t treat learning as something that happens at the end. We capture insights as we go and use them to improve the work in front of us and every project that follows.

The result is a culture of continuous improvement that compounds value project after project.

Lewis Build Ready Modeling
This is where intent becomes certainty. We deliver fully coordinated, fabrication ready models before construction begins, so trades workers are installing, not problem solving.

The result is faster installation, no rework, and the assurance that what is designed is what gets built.

CASE STUDY

Getting rental units to market sooner.

On a recent multifamily project, our build-ready modeling process caught a stair condition in a post-tensioned deck that was too narrow to meet code. If this had been discovered in the field, it would’ve required a complete rebuild. Because we caught it in the digital model, we worked with the design team to adjust the unit layout, avoiding redesign. For the owner, this meant significantly fewer change orders and an accelerated timeline.

CASE STUDY

Meeting an ambitious design timeline.

On a fast-tracked, multi-phase TI in an occupied building, we ran project reviews at 100% DD and 90% CD. Bringing together in-house design, engineering, and specialty experts, as well as design and design-build MEP partners, we reviewed drawings, specs, models, and BODS. Through diligent logging and clear dashboarding, we made every issue visible for the client and team. The payoff: 461 probable RFIs were flagged before construction, including 197 items most critical to cost and schedule.

Meet Eva Talbot, a senior design-construction integrator at Lewis.

"We don’t integrate for the sake of process. We do it because it reduces risk, improves clarity, and protects cost and schedule. Early alignment keeps teams accountable and focused on delivering value, not managing rework."
